To all Whom these Presents shall come Greeting

Whereas on the 10th day of November 1869 the Court of Common Pleas of Jasper County Missouri duly made and entered upon the probate records of the said county on Order Ordering G. W. Crow as curator of the Estates of Thomas Wood, John W. Wood, Rebecca Wood, and Henry C. Wood minor children of Thomas Wood Deceased to sell at private sale for one half cash in hand and the remainder in Twelve months for the purpose of properly edjucating(sic) and Supporting the said Minors. Four ninths (4/9) of the South West quarter of Section Seventeen (SW qr. of Sec. 17) and in Township Thirty (30) of Range Thirty Two (32) in Jasper County Missouri and Whereas on the 19th Day of January 1870 the said Curator caused the said Real Estate to be appraised By three disinterested House holders who before entering on the discharge of their duties as such appraisers, made subscribed and Sworn to an affidavid(sic) as the Law directs in such cases. Who also after viewing and appraising the said real estate to be worth nine Dollars per acre, gave to the said curator a certificate in writing under their hands of there (sic) said appraisement to that effect and afterwards on the 28th day of June 1870 G. W. Crow as curator as aforesaid did sell at private sale to George Sizemore, Eli Sizemore and Elisha Walter the herein before described land that is 4/9 of the said land as per appraisement and report of said sale for the price and sum of Two thousand Dollars one Half cash down and the other half in Twelve months with mortgage to secure payment of the same as per Terms of Ordered Sale. The record of which I do hereby acknowledge and con(?) and afterwards on the 11th day of July 1870 I did make to the Court of Common Pleas in and for Jasper County Missouri a full report of my proceedings touching the sale of the said real estate under the said order, said report was made to the said court in writing and was signed and verified by affidavid(sic) as the law directs and the said report was made to the said Court at the first Term of said court after the said sale. Whereupon the said court did approve of the said report and sale of the said real estate and caused an order of his approval of the said sale to be entered of Record. Now Therefore know Ye that I, G. W. Crow as curator as aforesaid by virtue of the premises aforesaid and of the power in me vested by law and in consideration of the said sum of Two Thousand Dollars to me in hand paid as aforesaid by the said Eli Sizemore, George Sizemore and Elisha Walter. I, G. W. Crow as curator as aforesaid do by these presents Bargain Sell Convey and confirm to the said Eli Sizemore, George Sizemore and Elisha Walter all the right Title and interest that my said wards had in and to the said land that I might or could sell by virtue of the proceedings aforesaid.

Be it Remembered that on this 11th Day of July 1870 personally appeared before me James M. Patterson a Notary Public within and for Jasper County in the State of Missouri G. W. Crow Curator as Specified in the forgoing Deed who is personally known to me to be the person whose name is subscribed to the foregoing deed as a party thereto and acknowledged the same to be his voluntary act and deed for the uses and purposes therein mentioned.
